Let us help you with your new home!

First, a purchase agreement is executed by both the buyer and the seller. Once that purchase agreement is provided to us, we will acquire an abstract of title from the Clerk of Court records in the parish where the property is located. This Abstract is a copy of all recorded documents affecting the title to your property. Once received, local licensed and experienced Louisiana attorneys will examine that Abstract to verify that it is free of defects and can be sold free and clear to a new buyer.

How the process works

Settlement & Closing

Once the title is given the thumbs up by the examining attorney, the professional and experienced staff of Escrow Officers will either draft a Settlement Statement and Act of Cash Sale or will coordinate with the buyer’s lender to obtain a Closing Disclosure and loan documents. Once all documents are sent out for approval, the buyers will appear and close the book on this journey, allowing the next and best journey to start immediately.

Title Insurance

Title Insurance protects against loss resulting from defects in or liens against title. Title Insurance claims can arise from issues that cannot be considered malpractice by the examining attorneys, such as fraudulent signatures in the chain of title, omissions and prevarications in successions and other legal documents and recording errors. Title Insurance charges are filed rates in the State of Louisiana, and are regulated by the Louisiana Department of Insurance. Protect your assets by insuring yourself!
